After discussion with the surveyor we agreed a L2 survey would be sufficient for me going forward to buy an old cottage . I had a 78 page report and specifically asked for the roof to be looked at due to anecdotal reports of damp. Following the survey it was concluded that the roof did not need replacement, only some repairs. The surveyor was more concerned with damp issues. I therefore paid out for a specialist damp surveyor and negotiated the cottage price based in the report. Here I am , barely 5 months after moving in , having to spend almost £20,000 on a new roof. Rotten timbers, joists, perlins snapped !!!! Unexpected large expense NOT negotiated for in cottage price. NOT impressed with the surveyor, or his 78 page report that seemed far more concerned with wobbly stair bannister and lack of safety glass in internal doors!! Seems pointless having a survey if they don’t pick up major issues.
