TDLR: Level 3 survey was negligent. Richard Massie followed it up with a highly dishonest attempt to cover up his firms failings = cowboys. Just a few of the failings of the survey: ● Opinion of the property section copied and pasted from another survey. ● Failure to identify highly visible roof/verge damage and decay/slipped plastic covered barge boards. ● Failure to report a rotten rafter visible in the loft. Claims lack of access but didn't make this qualification in the report. ● Failed to report absence of a radiator in a main room. Claims too much stuff in the room (absurd) but didn't make this qualification in the report. The vendor was also present to answer any questions. ● Impossible claims of rising damp near a first floor dormer window). ● Claimed there was no site access in the adjacent field which is a public footpath. ● Failure to spot light fittings in the lounge with burn marks. ●Identified a shower as electric (it's not see photo!) and told to get an electrician to check it out! Mr Massie's highly dishonest response includes ● Falsely and ridiculously claims work has been undertaken after the survey to cover up the fact the report missed the damaged gable end. ● Withholding photographs and falsely stating they contradicted my evidence. I only received them after threatening to report him to RICS for professional misconduct. ● Refusing to revisit the property and then lying by stating later that he did not refuse. ● Claiming access restrictions that were never stated in the report and the evidence show doesn't exist. ● Falsely claiming light fittings with burn marks were not present in the lounge at the time of survey (except they are in the particulars for the sale). Implies I made this up. ● Denying my right for a ‘separate review’ as set out in his complaints procedure at the time of my complaint. Beware also of terms and conditions that wouldn't stand up in court as fair. Like the one that says they can miss £3000 of damage and you are liable to pay it. I was only sent the terms AFTER they'd booked in the survey with the vendor. I would have run a mile if I'd spotted this in advance. Be warned.

I'm very pleased with the level 2 survey reports I received from SJM. The reports were thorough and helped me avoid several potential issues. Richard was always happy to spend time explaining details over the phone, answer any questions, and provide reassurance. Definitely money well spent!
